£1.4m Industrial Development Loan, Croydon.
The client wished to buy a site with planning problems in Croydon. His intention was to solve the planning issues, and build an industrial unit complex. The land purchase was £950k, build costs of £500k and a GDV of £3.5m.
Due to the asset class, loan type and planning risk, this was an extremely complex loan to structure.
However, LoanX managed to find a lender who were willing to lend on an acquisition bridge basis, with the development monies underwritten at the outset, but only released upon resolution of the planning issues.
This not only gave surety to the client, but was also quicker and saved another set of legal and valuation fees.
£26m 117 unit development, Cambridgeshire.
The client approached LoanX to secure stretched senior development finance for a large mixed use development scheme in Cambridgeshire, with a GDV of £26m.
There were numerous complicating factors on the deal, such as historic adverse from one of the sponsors, restricted sales on part of the scheme due to them being marketed to the retirement sector, the size of the scheme in what was a quieter secondary location, the inability of the scheme to be phased and the requirement from the client to secure maximum leverage.
Through our deep knowledge of the development finance markets, with over 150 specialist development lenders on our database, we managed to secure stretched senior funding at 90% of cost and 73% loan to GDV.
